The property for reformation is a dwelling house with two floors, of the independent type and having a hip roof.
The front measures 7.06 meters and the side is 8.08 meters. At the rear of the building there is a consolidated annex of 3.6 meters in depth and 3.17 meters in width.
The structure of the main body consists of a perimeter system of bearing walls, employing solid brick, that stand on a continuous foundation of cement and compact earth.
The area occupied by the house is approximately 57 m2, achieving a useful surface area on the two floors of 100 m2.
The reformation project seeks to recover the existing architectural elements and to maintain the present configuration of the structure, respecting its typological character, the purpose being to enlarge the surface area based on one floor and a mezzanine under a roof serving as an attic.
All external openings as well as those details that define the architectural character of the property, such as cornices, finishing pieces, facade designs, handrails, etc., remain and are recovered in their entirety.
The partitions and interior divisions are mostly retained, only the necessary minimum intervention taking place to adapt the structure to the new schedule and surface area.
Likewise the external wall of the garden will be consolidated, in the main facade, being likely to collapse for its ruinous state, and those high-standing items of vegetation present in the surrounding garden will be retained.
Refurbishment is foreseen of all the domestic facilities and supplies through partial or total replacement thereof as appropriate.
GENERAL DESCRIPTION OF PARAMETERS FOR TECHNICAL PROVISIONS TO BE CONSIDERED:
Being a low building on fairly compact ground, the foundation will be carried out employing a continuous footing according to the project plan. Likewise the bearing structure will consist of brick-built walls.
The Basement will be implemented using reinforced concrete according to plans.
Given the simplicity of the loads and spans it is opted to employ a unidirectional horizontal structural system based on prefabricated concrete beams and blocks.
Double-hole hollow brick will be used for building the interior compartments.
For the enclosure system use will be made of perforated brick with Baumit type external thermal insulation.
The finish will be a white facing by the same firm. The interior will be finished with stucco and gypsum plaster.
The heating will be achieved by means of a hot-water radiant floor (green heat).
