The Bubeneč residential villa district is composed of plots of roughly 1000 m2 and bigger.

Individual villas are located at a 5 metre distance from the edge of the pavement.

In most gardens, there is some tall greenery. Some tall trees can also be found on the plot in question.

The higher parts of the plot offer views of the Stromovka municipal park.

The villas are positioned in a way that their lower parts are aligned with the Bubeneč's  typical building line, i.e. 5 meters from the edge of the pavement.

The corner villa serves as a corner "stone" at the junction of Juarezova a Českomalínská streets.

Both villas are designed as an intersection of two basic masses.

The lower mass always contains the ground floor and the lower floor, defines the building line and is not higher than one or two storeys.

The upper mass typically contains the second floor, roof hatch and defines the "second", pulled back building line which points roughly to the corner of the neighbouring villa.

The front facade of the neighbouring villa is rotated towards the corner of Českomalínská and Heineho streets.

In the corner villa, composition of the lower and upper mass is more complex.

The lower mass defines the street line in Juarezova street as well as the corner of both streets.

Uphill, similarly as in the second villa, the lower mass takes the form of a side wall.

Eventually, the wall leaves the house mass and becomes the dividing line between the inner terrace and the street.

The positioning of the villa is the following: at the entrance, the terrain level reaches approx. between the ground floor and the lower floor with the garage entrance.

The garage entrance is at the Juarezova street level.

The ground level space is very open.

The living room is optically connected to the dining room and also, partly, to the kitchen. The second floor contains four bedrooms, three bathrooms and two closets.

The parent's bedroom  has an adjacent terrace with greenery over the dining room area.

CONSTRUCTION SOLUTIONS

The building's design is a reinforced-concrete, partly bricked, insulated skeleton frame.

The construction´s facade combines a coloured coat with natural stone facing - Travertin. For windows and large-surface glazing a combination of wood and aluminium was used.

The balcony and terrace railing is made out of clear safety glass.
